The Director, Portfolio Stabilization will provide support for the “workout” function for the Asset Management Department, focusing on resolving issues on troubled low income housing investments. The principal goal is to maintain the viability, quality and affordability of Enterprise investment in low income housing projects. The Director will focus on LIHTC investments and mortgage loans on affordable housing projects, and may be called upon to address issues that arise during construction, lease-up or during the operational phase. Issues may include cost overruns, construction delays, lease-up delays, market issues, management issues, operational performance and sponsor/general partner issues. Provide support and guidance to the asset management staff to address issues as they are identified through the project performance monitoring process, but that may not rise to the level of a workout, and is expected to work collaboratively with other members of the Portfolio Stabilization and Disposition teams, as well as the Construction Monitoring and Regional Asset Management teams to accomplish Client's goals. For ongoing workout projects the Director will be responsible for: A. Evaluate past and forecast future project performance of the project, its sponsors and management agents. B. Determine project capital needs and adequacy of project reserves. C. Determine funding needs to ensure project viability. D. Develop and propose workout strategies. E. Negotiate workout strategies with general partners, lenders, public sector entities and investors, as appropriate. F. Assist with reporting to investors and responding to investor requests. G. Potential Supervision of staff up to 4 employees. Manage direct report's performance by giving sufficient performance feedback and provide timely and thorough reviews. Actively encourage development of direct report employees. Set individual goals and communicate departmental/unit goals so that all employees understand the overall goals of their unit. Address performance issues constructively and in a timely fashion.
Location: Mid-Atlantic (DE, DC, MD, NJ, NY, PA, VA & WV)
 
Requirements: The ideal candidate will possess:
  • Master’s degree or equivalent is required, preferably in real estate, finance, and accounting or related field.

  • Familiarity with loan documents, partnership agreements, contracts and other legal documents is required.

  • 8-10+ years experience with housing programs, finance, accounting, law, and/or property management is required.

  • Knowledge of real estate terminology and concepts, and knowledge of LIHTC are required. Strong financial analysis skills and computer skills are required, including a thorough knowledge of MS Word, MS Excel, and MS Outlook.

  • Ability to adjust quickly to changing priorities and circumstances including, evening work and weekend hours during peak periods.

  • Strong organizational skills and ability to coordinate complex activities prioritize conflicting demands and meet deadlines and remain highly motivated.

  • Must be able to work independently with a minimum of supervision, and demonstrate strong interpersonal skills working with a wide variety of professional and non-professional personnel.

  • Strong problem solving and negotiating skills are required.

  • Strong written and oral communication skills. Uncompromising ethics in interpersonal relations and work as an effective, collaborative team member

  • Ability to accommodate business travel.
